What is a condition report


This is a report that is compiled at the commencement of a tenancy prior to your tenant moving into the property. This report outlines the condition of the property at the commencement of the tenancy and is used when the tenant vacates to ensure that the property is left as far as possible, in the same condition they were in at the start of the tenancy, fair wear and tear excepted.

What is a Routine Inspection


Routine inspections are carried out to ensure the property is well cared for and to check if there are any maintenance or health and safety issues.   A routine inspection is not a housework inspection as there are people living there, however the tenant should have the property in good condition on the day of the inspection.   Routine inspections are conducted up to three times a year.  The tenant must be given a minimum of 7 days notice for entry, using an entry notice (Form 9).  Entry can be at a specific time or a property manager can give a 2 hour window.  Owners are also most welcome to accompany the property manager to the routine inspection.  If you wish to attend please advise.  As a courtesy we also inform the tenant that the owner will be in attendance at the routine inspection.   Other inspections can be carried out by giving the appropriate notice to the tenant to inspect specific issues, such as a broken oven or to inspect...

Tenants Rent Not Paid


If a tenant doesn't pay all the rent on the day it is due, the following day they are 1 day in arrears.  Your Property Manger will send an SMS reminder within (3) days of the rent in arrears date.   The property manager cannot issue a breach notice until the tenant is a certain number of days in arrears.  The number varies depending on the type of tenancy agreement.   For general tenancies, if the tenant falls more than 7 days behind in rent, the property manager can issue a "Notice to Remedy Breach" (Form 11), giving the tenant 7 days to pay the outstanding amount.   If the tenant pays the rent within the timeframe their agreement will continue.  Keep in mind, any new rent may also be due during the breach notice process.   If the breach notice expires and the rent remains unpaid, the property manager can give the tenant a "Notice to Leave" (Form 12), giving them a minimum of 7 days to move out.   If the tenant wants to dispute the not...

How Do Tenants Pay Rent


Tenants have the option of rental payments by direct debit (EFT) transfer from their nominated bank account or by payment over the counter at any Suncorp Branch.  Tenants are supplied with a unique reference number specific to the property they are leasing and must be used as the reference when making rental payments.   In some circumstances, bank cheque or money orders will be accepted at the Koala Blue Real Estate office.

Landlord Rent Disbursement


On the last business day of each month Koala Blue Real Estate will remit all available rental funds, less any disbursements paid or due.  Payments usually take one to two business days to appear in your account, subject to your financial institution.  A monthly statement is also issued at the same time as the EFT remittance payment detailing all credits for rent and all debits for outgoings with details of the net amount paid to your nominated bank account.
