What is a Routine Inspection


Routine inspections are carried out to ensure the property is well cared for and to check if there are any maintenance or health and safety issues.

 

A routine inspection is not a housework inspection as there are people living there, however the tenant should have the property in good condition on the day of the inspection.

 

Routine inspections are conducted up to three times a year.  The tenant must be given a minimum of 7 days notice for entry, using an entry notice (Form 9).  Entry can be at a specific time or a property manager can give a 2 hour window.  Owners are also most welcome to accompany the property manager to the routine inspection.  If you wish to attend please advise.  As a courtesy we also inform the tenant that the owner will be in attendance at the routine inspection.

 

Other inspections can be carried out by giving the appropriate notice to the tenant to inspect specific issues, such as a broken oven or to inspect recent renovations.

 

A copy of the routine inspection report plus a limited number of photos are forwarded to the owner after each inspection and should it be necessary, a member of the Koala Blue Real Estate Property Management Team will contact you to discuss items noted on the report.
